Our team can recommend improvements to help you get top dollar — if you’d like us to coordinate the work, we can do that for a $500 fee.

Professional photos are taken to showcase the home’s best features.
We handle all in-person showings with prospective tenants.
The listing will also be posted on our company website.
You’ll receive regular updates throughout the leasing process so you’re always in the loop.
Property Leasing Made Easy
- We perform in-depth screening for all tenants and their pets using trusted verification services.
Every adult (18+) must complete a rental application — no exceptions.
Applicants are carefully reviewed based on income verification, credit (FICO) score, rental history, and background checks.
Once approved, we draft the lease and provide all legally required disclosures to stay compliant with city, county, and state regulations.
Renters are required to carry renters insurance as part of the lease agreement.
After the lease is signed, we collect the security deposit and provide clear instructions for rent payments to go directly to the property owner.
Before tenants move in, we take detailed photos to document the condition of the property.
We handle utility transfers and walk tenants through the move-in process step-by-step.
At the end of the placement process, the owner receives a complete package: lease agreement, move-in photos, tenant contact info, and any related invoices.
Our leasing fee is deducted from the first month rent, and the remaining balance is forwarded to the owner.
Once the tenant has moved in, we step back — ongoing property management is not included. However, if you'd like help renewing the lease when the initial term ends (typically after one year), we do offer a lease renewal service. For a $250 fee, we’ll draft the new lease and handle the signing process with your tenants from start to finish.
