Marketing Your Rental

  • We start with a detailed rental market analysis to set the right price for your property.

  • Our team can recommend improvements to help you get top dollar — if you’d like us to coordinate the work, we can do that for a $500 fee.

  • Your property will be listed on 15+ top rental websites to maximize exposure.

  • Professional photos are taken to showcase the home’s best features.

  • We handle all in-person showings with prospective tenants.

  • The listing will also be posted on our company website.

  • You’ll receive regular updates throughout the leasing process so you’re always in the loop.

Leasing the Property

  • Leasing services are included in our full management plan — initial and future leases are covered.

  • Every adult applicant (18+) completes a rental application and undergoes thorough screening: income, credit (FICO), rental history, and background check.

  • Pets are screened too, if applicable.

  • Once we approve a tenant, we prepare the lease and all required disclosures, in full compliance with local, state, and federal laws.

  • We require tenants to carry renters insurance as part of the lease.

  • All security deposits and move-in funds are collected and properly documented.

  • Before move-in, we document the condition of the property with detailed photos.

  • We coordinate the utility transfer, the full move-in, and conduct a walkthrough with the tenants.

Financials & Owner Portal

  • We handle monthly rent collection and ensure tenants stay current.

  • Maintenance requests, complaints, and tenant issues — we’ve got it covered.

  • Lease enforcement is taken seriously — we issue notices and follow up when necessary.

  • Each property has a dedicated account manager, so you always know who to reach.

  • We’ll notify you of any required repairs or maintenance needs.

  • A formal inspection is conducted 3–4 months after move-in, with annual check-ins at lease renewals.

  • We manage lease renewals and assess rent increases when appropriate.

  • We stay on top of legal changes to ensure you’re protected at all times.

  • If a tenant stops paying rent, we serve notices and begin the legal eviction process with our attorney. (Court representation, if needed, is $100 per appearance.)

Day-to-Day Management

  • Monthly rental income is deposited directly into your bank account by the 10th of each month.

  • You’ll have 24/7 online access to your financials, statements, and important documents.

  • We use Buildium — one of the industry’s leading software systems — to manage your accounting.

  • Our full-time bookkeeping staff ensures everything stays accurate and organized.

  • You’ll receive monthly and year-end statements, plus a 1099 for tax reporting.

  • Tenants can pay rent online via their secure portal.

  • Security deposits are held in a licensed broker trust account in accordance with California standards.

  • If you want us to pay HOA dues, mortgage, or property taxes, just let us know — we can take care of it.

Maintenance Coordination

  • Tenants submit all maintenance requests through their online portal.

  • Our property managers coordinate and follow up on each repair.

  • We work with trusted, licensed vendors — all of whom carry liability insurance and workers’ comp.

  • Repairs that exceed your pre-approved limit will only be completed with written authorization.

  • Have a home warranty? No problem — we’ll coordinate with them too.

  • If there’s an insurance claim involved, that’s considered a separate service — we’ll agree on a fair coordination fee together before moving forward.
